Islip Pines is a proposed 136-acre mixed-use development project located in the heart of Long Island, fifty-five miles east of New York City.
The focal point of the project will be a regional commercial center facing Sunrise Highway (NYS RTE 27) and Veterans Memorial Highway (NYS RTE 454). The design is diverse and varying amongst a unified composition that encourages a unique pedestrian friendly mixed use environment reminiscent of a small hamlet. Built with an authentic urban style and feel, this development will serve as a social hub for those seeking a unique shopping, dining, working and living experience. Ground-level shops, eateries and retail shops make Islip Pines a visually exciting and dynamic place to explore. Further enhancing each visitor’s experience is an integrated plan for environmental graphics, public art, pedestrian spaces, and enhanced landscaping.
In addition to featuring an array of contemporary retailers Islip Pines will be comprised of an upscale hotel, a state of the art cinema, and office space. The commercial district will also provide public and cultural uses, including a park and open space areas. The centerpiece of the commercial district is a town square and urban streetscape with European style outdoor restaurant seating, and awning-covered storefronts along tree lined streets, bending around park space with a central gazebo and fountain. In addition, over 200 residential units in the form of workforce housing are planned along with 65-acres of land which will be set aside to meet the future industrial needs of the region.
